Since 30th June 2011, Holiday Let properties have required an Energy Performance Certificate (EPC). If there is no EPC and if you let the property, there is a large fine for non compliance which is usually no less than £200 per property which is enforced by trading standards.
What is an EPC?
An EPC rates the property's efficiency and the environmental impact it has. It is part of the European Union Directive 2002/91/EC relating to the energy performance of buildings and is
essentially to encompass the impact the property has on the usage of energy.
An EPC rating is measured from an A to a G, “A” being the highest. The way to get a better energy rating is to ensure your property has the most up-to-date energy saving solutions, including cavity wall insulation; loft insulation; double glazing; energy saving light bulbs and an A
rated gas boiler.
Who Can Produce an EPC?
An EPC needs to be completed by a qualified domestic energy assessor. All hPASS’ energy surveyors are qualified to undertake assessments and are members a government recognized professional association.
The assessment should usually take between 30-45 minutes depending on the size of the property and once complete, you will receive your six-page assessment document with your rating. The assessor will need access to some areas of your property, including the loft and boiler, so these areas will need to be made accessible.
How Much Will it Cost?
The price will vary dependent on the area and how many are undertaken at any one time. The
government recommended guide line for EPC prices is about £75.00 but this can be negotiated should there be an accumulation of assessments that need undertaking. hPASS can offer substantial discounts for volume instructions and this can be as low as £25.00 per property, representing a massive 200% discount.

Avoid the Stampede
We do advise that Landlords and Holiday Let companies plan their EPC surveys a head of time to avoid disappointment. When EPC’s became law in October 2008 for residential properties, the market experienced an over load of requests from Landlords and in our opinion this pushed
